Community Rules & Expectations

A quick note before you read the full rules:
We try to keep things simple and neighborly at Ranger Park — and we don’t micromanage day-to-day life. Most of what we ask comes down to three things: Be respectful to your neighbors, take care of your lot, and stay current on rent.

We also understand that life happens and some months are tougher than others — that’s why we offer a generous late payment policy compared to many parks. Our goal is to be fair, consistent, and keep Ranger Park a place you can feel good about calling home.

Residency & Approval Requirements

  • All residents must be approved through the Park’s application and review process prior to occupancy.

  • Providing false, misleading, or incomplete information may result in denial of residency or termination of tenancy.

  • Subleasing or allowing unapproved occupants is prohibited.

Occupancy & Guests

  • Occupancy is limited to approved individuals.

  • Guests may stay up to one (1) week per calendar month.

  • Any guest staying longer must complete an application and background check and be approved as a tenant.

  • Residents are responsible for the conduct and compliance of their guests at all times.

Lease Terms, Rent & Notices

  • Rent is due on the 1st day of each month.

  • Rent is considered late after 5:00 PM on the 5th day, at which time a $20 late fee will be assessed.

  • An additional $25 late fee will be assessed after 5:00 PM on the 15th day.

  • No additional late fees will be charged.

  • Returned or failed payments will be charged the same fee assessed to the Park by its bank, in addition to any applicable late fees.

If you’re going to be late, communicate early—most issues are easier to solve upfront.

Lot Use & Appearance Standards

  • Each resident is responsible for maintaining their lot in a clean, orderly, and safe condition.

  • Lawn care is the responsibility of the resident.

  • The Park may provide lawn mowing services for an additional fee assessed on a per-lot basis.

  • Lots must remain free of trash, debris, and clutter.

  • Exterior structures or modifications require prior approval.

  • All mobile homes must have approved skirting or underpinning with no gaps.

RV & Home Condition

  • All RVs and mobile homes must be maintained in good exterior condition.

  • Units that fall into disrepair or no longer meet Park standards may be required to be repaired, removed, or replaced.

Pets

  • Dogs must be registered with management and leashed at all times when outside.

  • Pets may not be tethered or left unattended outdoors.

  • Residents must immediately clean up after their pets.

  • Failure to comply with pet waste requirements may result in enforcement action.

  • Cats must be kept indoors at all times.

  • We do not allow aggressive dogs 

Vehicles & Parking

  • Parking is limited to designated areas only.

  • Parking on grass or non-designated areas is prohibited.

  • No fluid leaks are permitted.

  • Vehicle repairs are not allowed without approval.

  • The Park speed limit is 15 MPH and is strictly enforced.

Utilities, Plumbing & Infrastructure

  • Residents are responsible for winterizing water lines and maintaining sewer connections from the main line to the unit.

  • Blockages caused by improper disposal of non-flushable items will be charged to the resident.

  • Tampering with water meters or utility equipment is grounds for immediate termination of tenancy.

Noise & Conduct

  • Loud, disruptive, or disturbing noise is prohibited.

  • Outdoor noise is not permitted after 10:00 PM.

Garbage & Cleanliness

  • All household trash must be placed in the Park dumpster.

  • Dumpster use is limited to household trash only.

  • Bulk items, furniture, mattresses, or construction materials may not be disposed of outside approved periods.

 Annual Spring Clean-Up

  • Once per year, typically in the spring, the Park will schedule an Annual Spring Clean-Up to allow disposal of approved bulk items such as mattresses and couches.

  • Dates, limits, and procedures will be communicated in advance.

  • Bulk disposal outside of this period is not permitted unless approved by management.

Violations & Enforcement

  • Failure to comply with these Rules & Regulations may result in warnings, fees, required corrective action, or termination of tenancy, depending on the severity and frequency of the violation.
